Commercial Roof Inspections in Kansas City
Most commercial roof failures don't happen suddenly — they build over time through small issues that go unnoticed. A failing seam, a clogged drain, deteriorating flashings, or storm damage that wasn't caught early can each cost ten times more to fix as an emergency than as a planned repair.
KCX inspects flat, low-slope, and steep-slope commercial roofs across the Kansas City metro — TPO, EPDM, modified bitumen, metal, and asphalt systems. We walk the roof, photograph the condition of every penetration, seam, drain, and flashing, and document anything that needs attention now or in the foreseeable future. You get a written report with photos, locations, and prioritized recommendations.
Inspections are useful for more than just finding problems. Property managers use them for annual maintenance planning. Building owners use them during property transactions to understand what they're buying or selling. Tenants and insurers sometimes require them as part of lease or coverage terms. Whatever the reason, the documentation is yours to keep and use.

Every inspection covers the same critical areas — the parts of a commercial roof where problems start and the details that determine long-term performance. Thermal imaging available on qualifying inspections to detect moisture and insulation issues hidden below the surface.
Membrane & Seams
Field membrane condition, seam integrity, surface degradation, and any visible punctures or splits. Seams are where most single-ply systems fail first.
Penetrations & Flashings
Pipes, vents, HVAC curbs, skylights, and parapet flashings. Penetrations are the most common leak source on commercial roofs — we document the condition of every one.
Thermal Imaging
Infrared scans detect moisture trapped beneath the membrane and inside insulation — damage invisible from the surface. Available on qualifying inspections.

The roofing systems we inspect
Commercial roof inspections across the major systems used in the Kansas City metro. Each system has its own failure points, common issues, and inspection priorities — we know what to look for on the system that's actually on your building.
TPO (Thermoplastic Polyolefin)
Single-ply membrane common on warehouses, retail, and modern commercial construction. Inspections focus on seam integrity, surface degradation, mechanical fastener pull-through, and flashing details around penetrations.
EPDM (Rubber Roofing)
Single-ply rubber membrane known for long service life. Inspections cover seam adhesion, membrane shrinkage, surface cracking, and the condition of uncured EPDM flashings around penetrations.
Modified Bitumen
Multi-ply asphalt-based system. Inspections look for surface granule loss, seam separation, blistering, and flashing failures — multi-layer systems can hide damage between plies, so visual inspection alone isn't always sufficient.
